The top three performing Singapore real estate investment trusts (S-Reits) that own office assets here averaged a total return of 27.6 per cent in the first half of this year, bourse operator Singapore Exchange (SGX) said yesterday. Of the 34 SGX-listed Reits, 10 are engaged in the acquisition, development, ownership, leasing, management and operation of office properties in Singapore, Malaysia, South Korea, Australia, Europe and the US. These 10 office Reits have a combined market capitalisation of more than $30 billion, and six of them own Singapore office assets. The six are CapitaLand Commercial Trust, Mapletree Commercial Trust, Suntec Reit, Keppel Reit, Frasers Commercial Trust and OUE Commercial Reit. SINGAPORE -Suntec Real Estate Investment Trust (Suntec Reit) has entered into agreements to acquire a freehold Grade A office building in Sydney, Australia for A$297 million ($282 million), manager of the trust, ARA Trust Management (Suntec), announced on Monday (July 1) morning before the market opened. ARA Trust Management (Suntec) holds office and retail assets that include the Suntec City retail mall and convention centre. The acquisition will be funded by Australian dollar bank borrowings to provide a natural currency hedge and equity, the manager said. Located at 21 Harris Street in Pyrmont, Sydney, the property has a net lettable area of about 203,400 square feet (sq ft) comprising 181,900 sq ft of office space, and 21,500 sq ft of retail space. 21 Harris Street is under development and is designed to be a campus-style, nine-storey Grade A office building with an ancillary cafe, a childcare centre and gymnasium among other facilities. HONG KONG (BLOOMBERG) - Singaporeans aren't spending like they used to, at least not in malls. There are too many already, and more are being built. But investors still have good reasons to back mall owners. The city state has 6.1 million sq m of retail space, of which 8.7 per cent is vacant. Yet, companies are forecast to add a further 364,000 sq m, with the biggest chunk hitting the market this year. This is when online shopping is catching on, retailers such as Crabtree and Evelyn are closing physical stores, and rents are scraping the bottom. Two years ago, the median tenant was shelling out $9.76 per sq m in the main shopping district of Orchard Road, when the going rate for category 1 offices was $8.65. Now, office rentals have zoomed to $10.18 - 30 cents more than top-grade retail space - while prospects for a spending recovery aren't great.
